The Greek real estate market continues to show strong fundamentals, supported by both domestic and international demand. According to ENFIA, total property value reached €782.5B in 2026, up from €777.8B a year earlier. Attica remains the core of the market, accounting for €412.6B — over half of the country’s total real estate value.

Athens continues to lead, marking its ninth consecutive year of price growth in 2025 and surpassing previous peaks in several districts. Rental yields average around 5.43%, reaching up to 10% in prime tourist areas, reinforcing its position as one of Europe’s most attractive real estate markets.

The Greek Golden Visa is one of the most accessible residency programs in Europe, with investment options starting from €250,000 — compared to €300,000–€500,000 on average typically required across other EU residency routes.

It offers residency without mandatory stay requirements, visa-free travel across the Schengen Area, and access to the European banking system. The permit extends to the entire family, including a spouse, children, and parents, making it a practical and efficient pathway to EU residency.

As a member of the European Union, Greece allows businesses to operate within the single market, enabling seamless cross-border trade and expansion across member states without additional barriers.

The country combines this with a competitive tax environment: dividends are taxed at just 5% (vs. 24.7% OECD average) and corporate income tax stands at 22%, below the OECD average of 24.2%. Businesses also benefit from established banking infrastructure and a predictable regulatory framework. For eligible individuals, the non-dom regime offers a flat annual tax on foreign income.
